2 Maine ZIP codes rank among top 10 'hottest' for home sales in US

A new analysis of ZIP codes says Windham and Auburn are among the “hottest” areas for home sales in the U.S.

According to an annual ranking by website Realtor.com, the Windham ZIP code of 04062 was No. 5 and the Auburn code of 04210 was No. 10.

Data from more than 29,000 ZIP codes was compared to ranks areas with fast-selling homes and high buyer demand, according to the website. Criteria included median listing prices and median days on market. In the top 10 ZIP codes, homes received 3.7 times more buyer views than a typical U.S. listing.

There are more than 40,000 five-digit ZIP codes in the United States. 

A theme of this year’s ranking is demand by home shoppers from other areas, driven by factors including relative affordability and the convenience of travel to bigger economic and population centers. 

Windham

In Windham the median listing price was $505,000 and median days on market were 10.

Most of the current listings are single-family homes with an average of 1,920 square feet of living space.

The town of 18,000 people experienced the second-largest increase in median listing price of any area on this year’s hottest ZIP code list.

Even with recent price increases, home prices in Windham still average less than those in the surrounding metro area. For example, the median list price in Portland was $599,500 in July.  

Like the other New England hot spots on this year’s list, much of the out-of-market interest in Windham is from Boston.

Windham followed ZIP codes in Brighton, N.Y.; Nashua, N.H.; Worthington, Ohio; and Derry, N.H.

Windham’s 04062 code ranked No. 15 in 2021.

Auburn

Auburn’s median listing price was $267,000 and the median days on market were 12.

With a population of 24,000, Auburn boasts the lowest median home prices on this year’s list — at 40% below the national average and still 14% below the broader area.

Homes in Auburn are the oldest and smallest of the ZIP codes on this year’s list. The current listings average 1,600 square feet, and more than one-third were built before 1940.

Following the trend for this year, Auburn has seen outsized out-of-market interest from people in Portland, where prices are around $80,000 more, as well as from Boston, which has some of the priciest real estate in the region.

Big-city buyers

Many of the top 10’s new entries are attracting home shoppers looking to relocate from high-priced big cities on the East Coast, based on migration patterns among prospective buyers viewing Realtor.com listings.

In the first half of the year, at least one big East Coast city was among the top five sources of buyers viewing listings in all 10 of the hottest ZIP codes, the website said.

Buyers in those major metros are exploring areas farther away than in prior years, enabled by more widespread adoption of remote work. Even for those with hybrid schedules, many of this year’s hottest codes provide a combination of relative housing affordability and a reasonable part-time commute to big-city business hubs.
