The 641,000-square-foot warehouse facility on Middle Road proposed by NorthPoint Development of Kansas City, Missouri will be reviewed by the Suffolk County Planning Commission Wednesday at 2 p.m. The meeting will take place via Zoom. (See Zoom credentials below.)

Riverhead Logistics Center is a 520-foot by 1,232-foot, 50-foot-tall warehouse building, proposed for 39.7 acres of vacant industrially zoned land on Middle Road, opposite Twomey Avenue. The developer proposes to extend both the Riverhead Water District and the Riverhead Sewer District to serve the facility.

The Riverhead Planning Board classified the proposed action as a “Type I” action for purposes of the State Environmental Quality Review Act, requiring coordinated review. The application was referred to the Suffolk County Planning Commission as a result. The Planning Board is seeking lead agency status for review of the proposal.

The tenant or tenants of the facility are not yet determined, according to the application pending before the town. The warehouse use is permitted as of right in the Industrial A zoning use district, where the site is located.

The site is located within a potential environmental justice area, according to the planning commission’s meeting notice.

The meeting is not a public hearing. Anyone wishing to address the planning commission must submit a request prior to the meeting.

“In accordance with Suffolk County Planning Commission Policy, any information to be submitted to the planning commission will not be accepted at the meeting unless it has been acknowledged by the local referring municipality,” according to the meeting notice.

“The information must be accompanied with a letter from the local referring municipality describing such contents, as well as, instructions for treating previously submitted material. This policy was instituted to avoid confusion as to which information is being reviewed by all agencies,” the notice states.

Should the planning commission disapprove an action or approves it with changes or conditions, the town may either amend the proposed action to conform to the commission’s recommendations or decline to adopt one or all of the commission’s recommendations.

A decision of disapproval from the Suffolk County Planning Commission can be overridden upon an affirmative vote of a majority-plus-one of the entire membership of the referring body.
