Lifestyle Communities' mixed-use plan seeks to build 655 multifamily homes in Mount Juliet

A mixed-use plan to build 655 multifamily units on Central Pike in Wilson County has been submitted to Mt. Juliet’s planning department.

Lifestyle Communities is seeking to develop the approximately 63-acre site not far from the Providence Central development.

Plans show 359 "C block townhomes" and 296 additional multifamily homes. There are one-, two- and three-bedroom units proposed.

The Goat restaurant, park space and recreation areas are also part of the plans.

Annexation approval into Mt. Juliet, a land-use plan amendment and a rezone under a planned unit development are being requested, according to the city's planning department.

Mt. Juliet city and planning commissioner Scott Hefner said he does not support the plan ahead of road projects like the Central Pike interchange and completion of the widening of South Mt. Juliet Road. Nor does Hefner support the proposed density.

"Current road congestion is a major concern," Hefner said. "(I) also need to see Wilson County school plans for growth."

The property is owned by the Weathers family and is where Don Weathers and Diane Weathers reside.

Don Weathers is a former Wilson County School Board member. Diane Weathers is now a Wilson County commissioner and member of the Mt. Juliet Regional Planning Commission.

Lifestyle Communities has a contract on the property contingent on approval, Don Weathers said. 

The Weatherses have fielded offers for years from developers from multiple states, Don Weathers said. The property has been in Diane Weathers' family for more than 200 years, Don Weathers said.

He said he believes the plan better fits the way the area is evolving and said Lifestyle Communities offers a higher quality development than others showing interest in the property.

Nearby Providence Central is an ongoing development that has an apartment complex, BJ’s Wholesale Club and Rooms To Go all approved.

The approval process would start with the Mt. Juliet Planning Commission but would ultimately need city commission approval.

Diane Weathers will seek counsel from the Mt. Juliet city attorney on whether to recuse herself from any planning commission vote on the site plan.
