Seniors living in the Cottages at Edna Court in Superior were anxious to learn about the possible sale of their homes after a meeting with property owners Monday.
We first learned about the situation from a viewer email and decided to learn more.
Tenants were concerned that they wouldn't have a place to live if they couldn't purchase their homes.
“No that's false, what we said was we wanted to take this summer to do a lot of education and by September we will have enough information given to the residents and then they could start to make decisions with their families,” Human Resource Council Executive Director Jim Morton said.
We asked Morton why there was interest in selling the units.
“I think there is a piece of mind when you own your own home. As I was telling folks, I am a big advocate but homeownership is not for everyone,” Morton said.
Morton also said rising rental rates through HUD make owning a home the better option.
To help the residents through homeownership, HRC is working through no-interest loans on down payments and is working with other organizations on a land trust model.
“Just because we do have one land trust and we have seen Trust Montana is doing great work across the state so it just seemed like a natural way to do it,” Morton said.
A land trust means tenants would buy the home they are living in but HRC would continue to own the land, bringing purchase prices down.
But not every resident is the same. Each have their own unique situation, and HRC will sit down for one-on-one meetings with everyone to learn what is possible for them.
“We are trying to learn about each person's circumstance. We are going to explain the credit report to them, how they get one, what a lender is going to ask them,” said Morton.
And that is the sticking point for residents.
I spoke with some residents after the meeting who said they were relieved to hear they wouldn't be out of a home in September.
One resident says he is still concerned with the financials surrounding purchasing a home.
He said he has never owned a credit card and has no credit score.
While the idea of owning the home sounds nice he said he isn't sure how it's possible.
