Ocala/Marion real estate: In December, average single-family home sale price was up 41.4%

The average sale price of an existing single-family home in Marion County climbed 41.4% year over year in December, according to the Ocala/Marion County Association of Realtors.

The average price rose from $241,853 in December 2020 to $341,855 in December 2021. 

Real estate experts say the best gauge of the housing market is the median sales price, which was $259,900 in December 2021. That was 38.2% higher than December 2020's figure. Nationally, the median home price in December was $375,000.

The number of existing Marion County single-family homes sold increased by 1.6% in December compared with the same month a year ago, from 641 to 651.

Overall, the total sales volume of existing single-family homes in Marion hit $222.6 million in December, up almost 43.6% from December 2020’s $155 million.

Inventory decreased by 33.8%, from 1,142 in December 2020 to 756 in December 2021.

There was only 1.1 months of available inventory in December 2021, down from 2.0 months in December 2020.

Manufactured home prices up 15.4%

The average sales price of manufactured homes in Marion climbed 15.4% in one year, from $121,668 in December 2020 to $140,380 in December 2021, the report stated.

The median sales price hit $125,500 in December, a jump of 47.6% since December 2020. The median price was $120,000 in November.

Sales of existing Marion County manufactured homes increased by 55.6% in December compared to the same month a year ago, from 63 to 98.

Overall, the total sales volume of manufactured homes hit $13.8 million in December, up 79.5% from December 2020’s $7.7 million.

Pending sales of Marion County manufactured homes increased by 18.1% in December, up from 72 in December 2020 to 85 this year.

Price of townhouses, condos up 30.7%

Sale prices of townhouses and condominiums also continued to escalate in Marion County, with the average price in December up 30.7% in one year, from $127,785 in December 2020 to $167,052 last month, the report stated.

The median sales price was $163,000 in December, a jump of 30.5% since December 2020. The median price was $161,000 in November.

Sales of existing Marion County townhouses and condos increased by 11.7% in December compared with the same month a year ago. December saw 67 townhomes and condos sold by Realtors, compared with 60 in December 2020.

Overall, the total sales volume of townhouses and condos hit $11.2 million in December, up 46% from December 2020’s $7.7 million.
