Average homeowner in Mansfield will see $234 more in tax bill

MANSFIELD - The new tax split for 2022 gives residents a 3 percent increase and industrial property owners a 4.8 percent increase while commercial property will see a decrease.

The Select Board voted unanimously Nov. 17 to change the split rate from 1.34 to 1.18. The new split shifts the tax burden by 18 percent more onto commercial and industrial properties.

If the board had not reduced the split, industrial property owners could have seen a 19 percent tax increase, commercial property a 10.5 percent increase and residential a 1.9 percent decrease.

The new tax split for 2022 gives Mansfield residents a 3 percent increase and industrial property owners a 4.8 percent increase while commercial property will see a decrease.

The board adjusts the split each year to balance the tax burden among all property owners.

Board members initially differed on the exact split amount with members Steve Schoonveld proposing a 1.2 split, Jess Aptowitz 1.19 to 1.2, Frank DelVecchio 1.18 or 1.19 split and Michael Trowbridge 1.17 split.

Board members discussed the possibility that strong real estate sales could mean increasing the split next year.

“It’s a gift to come down from where we are at 1.34, to come down significantly,” Town Manager Kevin Dumas said. “If we can come down as fair and low as we can to be equitable among the classes, we’re going to need that because the assessors are saying next year we know we are going to need to adjust back up.”

“We know the residential market is strong,” Chief Assessor Daniel C. Brogie said.

With the new split the tax rate for fiscal 2022 is $15.17 per $1,000 of evaluation for residential property and $18.88 per $1,000 for commercial/industrial and personal property, Brogie said.

With the new rate, an average single family home, valued at $506,400, in 2022, could pay $7,682 annually in property taxes, up 3.1 percent or $234 over last year.

The taxes on an average condominium, valued at $243,900 in 2022, would be $3,699, a 3.3 percent or $121 increase over last year.

An average commercial building, valued at $1.38 million in 2022, could pay $26,054, a 2.6 percent or $702 decrease over last year.

The taxes on an average industrial property, valued at $5.15 million in 2022, would be $97,294, a 4.8 percent increase or $4,504 over last year.

Overall values property values in Mansfield are on the rise in fiscal 2022, according to the Board of Assessors:

  • Single family home values increased 4.5%
  • Condominium values increased 5.4%
  • Commercial values increased 15%
  • Industrial values increased 25.4%
