Report Warns of Overpriced Property Prices in Sydney
Sydney property prices are overvalued and Australian households are taking on more debt compared to their incomes to keep up, warned a report from investment bank UBS. And there’s little relief in sight for home buyers as property prices are likely to keep rising unless interest rates go up, the report said, a scenario the Reserve Bank views as unlikely before 2024. AMP Capital chief economist Shane Oliver estimated Sydney house prices were as much as 39% overvalued. Domain
Chinese Home Prices Fall for the First Time Since 2015
China's National Bureau of Statistics is reporting that new home prices in the nation have dropped for the first time in six years. According to the monthly benchmark price index—a measure that tracks the average cost of a new home across 70 major cities in China—prices were down 0.1% in September, year over year. The last time the index recorded a drop was May 2015. In August, the index recorded 0.2% growth for average new home prices in China. "The housing market is clearly cooling down," said Yan Yuejin, director of E-house China Research and Development Institute. "And the major issue now has turned from [a problem of] overheating to [being] too cold." South China Morning Post
New Zealand Looks to Change Housing Density Laws
In a bid to tame its high-flying home prices, New Zealand is taking aim at housing-density laws. Bipartisan agreement was reached in Wellington on Tuesday to eliminate red tape and expedite the construction of new homes in New Zealand, which is currently ranked as the most unaffordable, in terms of housing, among the OECD nations. Historically low interest rates, cheap access to capital and a shortage of homes—partially tied to current construction restrictions—has led to New Zealand's red-hot real estate market where demand is outstripping supply. "There is no silver bullet," said Housing Minister Megan Woods. "But combined with other measures taken by this government these changes will start to make a difference." The Business Times
