Real estate sales volume dips in September; individual value rises

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in September 2021 was down 20.7% from September 2020 volume, and the total value of sales was down 9.6% from the previous year.

But the median individual property sale value was up 14.4% from the previous year. There was a 1.7% decrease in the volume of mortgage activity from September 2020 levels.

Year to Date: Volume of Sales is up 8.6%; Total Value of Sales is up 29.1%; Individual Sales Value is up 16.7%; Mortgage Volume is up 23.2%.

Meade reports that there were 783 deeds recorded at the Barnstable Registry of Deeds in September 2021 with stated sales values above $50,000, representing a stated value of $564,629,648 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in September 2021 was $537,500.

There were 1,785 mortgages recorded with values above $50,000 in September 2021 with a total value of $853,873,402. The median mortgage amount, commercial, residential or other, was $330,000.

In comparison, there were 987 deeds recorded at the Barnstable Registry of Deeds in September 2020 with stated sales values above $50,000 representing a stated value of $624,829,464 in county-wide real estate sales. Based on all property sales valued above $50,000, the median sale price of property in Barnstable County in September 2020 was $470,000.

There were 1,815 mortgages recorded with values above $50,000 in September 2020 with a total value of $730,796,337. The median mortgage amount, commercial, residential or other, was $319,500.
