Top 10 home sales in 2021 in Bristol County: This town has 6 of them

FALL RIVER — Two-thirds of the way into 2021, Bristol County — which includes Attleboro, Taunton, Fall River, New Bedford and 16 towns in between — already has seen 55 single-family homes sell for more than $1 million.

And four homes go for more than $2 million. 

Dominating the top 10 sales so far this year, with six of those 10 sales, is one of the county's towns with ample coastline: Dartmouth

It also doesn't hurt that Dartmouth has the third-largest area by land of any town in Massachusetts: 60.9 square miles. That's a lot of real estate.

A common theme among the top-selling homes, as you might expect, was waterfront access or views. Aside from the six in Dartmouth, Fairhaven has two of the homes in the top 10. And for the next 10 in the rankings, Westport and Dartmouth account for eight of the sales.

And this is all before the potential sale of the most expensive home on the SouthCoast, also in Dartmouth. The sale of which, if it goes for its $25 million asking price, would be equal to the top 13 sales so far, combined.

Overall, home sales for the year in all of Massachusetts are up 10.3 percent through August, with the median price of the 40,047 single-family homes sold in Massachusetts climbing 17.7 percent to $512,000, according to Warren Group data. Condominium sales also continue to be strong with the 2,773 sales recorded in August, beating 2020 sales by 7.6 percent and exceeding condo sales from August 2019 by 6.1 percent.

1) 16 Mattarest Lane, Dartmouth: $2,750,000

This 6,000-square-foot home is a short walk from Nonquitt's sandy beaches. It has fie bedrooms and six bathrooms and offers "sophisticated summer living at its finest," according to its listing on Zillow.com. It sold on March 22.

The home also features a five-bay carriage house with a fully appointed studio and private deck. There's also a pickleball court and a garden.

2) 6 Salt Creek Road, Dartmouth: $2,650,000

Near Knowles Reserve and overlooking a waterway that leads to Padanaram Harbor sits this 3,200-square-foot Garrison Colonial with four bedrooms and four bathrooms.

"The 2.52 acre lot affords opportunity for tennis court, barn, home expansion or additional gardens," reads its review on Realtor.com. "Fireplaced living room with westerly views over rolling lawns, pool and water. Formal dining room, eat-in kitchen with fireplace and sliders to stone terrace, spacious family room and first floor master bedroom."

3) 71 Elm St., Dartmouth: $2,305,000

This 5,100-square-foot home is located in the private community of Ricketsons Point, a short walk from the shops of Padanaram Village.

"A graceful entry with soaring ceilings sets the stage for home entertainment" at this home, according to Zillow.com. The shingle style home, which has four bedrooms and four bathrooms, sold on Aug. 21.

4) 20 South St., Easton: $2,200,000

While technically the sale of a single family home, the value in this sale is in the land it sits on: 16 acres of developable property, with no wetlands, according to its listing on Redfin.com

As for the home: It was built in 1900, and has 10 rooms in its 2,200 square feet of living space. It sold on April 20.

5) 111 Cedar St., Fairhaven: $1,910,000

New properties like this don't come around very often.

This home is a new construction and sits on five acres that includes private water access to its own sandy beach.

The house itself was built to leave the dream beachfront life: 3,000 square feet, wraparound deck, gorgeous panoramic water views of Buzzards Bay, a gourmet kitchen, private yard. It sold on June 7.

This 3,500-square-foot home in Dartmouth with deeded beach rights and views of Buzzards Bay and Padanaram Harbor is No. 6 on the Top 10 list of single-family home sales so far in 2021 in Bristol County. It sold for $1.7 million on June 11.

6) 52 East Ave., Dartmouth: $1,700,000

Breathtaking water views of both Buzzards Bay and Padanaram Harbor and deeded beach rights are some of the many benefits of owning this home.

The 3,500-square-foot Colonial has an "upside down" floor plan, with living areas and a gourmet kitchen on the second floor, where the views are exquisite. Three of the four bedrooms are on the first floor.

"Indoor outdoor living is key with an in-ground Gunite swimming pool and Jacuzzi, accompanied by a cabana/guest house with bedroom, 3rd bathroom and wet bar," reads the house's listing on Zillow.com. It sold on June 11.

7) 7 Cedar Ave., Dartmouth: $1,650,000

This home on Slocum River, at the end of Gaffney Road, has 2,500 square feet of living space, including three bedrooms and three bathrooms. 

The home, a Colonial, was built in 2012. It sold on Feb. 10.

8) 2900 Amaral Way, Dighton: $1,600,000

This Mediterranean-style estate might be the most secluded in the Top 10, sitting on five acres set back from nearby roads.

"All of the materials in this palatial home were carefully chosen from the imported mahogany doors, custom bookcases, granite stonework, to the chandeliers and beyond," reads the listing at Zillow.com. "The open flair design allows for formal as well as intimate gatherings."

The 5,700-square-foot home with four bedrooms and four bathrooms sold on May 19.

This 4,000-square-foot-home with water views on Leeward Way in Fairhaven sold for $1,550,000 on June 23. It's the ninth top single-home sale in Bristol County so far in 2021.

9) 15 Leeward Way, Fairhaven: $1,550,000

We're back to Fairhaven at No. 9, and back to gorgeous, grand waterfront living.

This 4,000-square-foot-home down Sconticut Neck has access to and sweeping views of Buzzards Bay. It sold on June 23.

10) 13 E High St., Dartmouth: $1,500,000

Closing out top 10 sales list and stamping Dartmouth's dominance of it is this 4,100-square-foot home in Padanaram.

"This stunning family home is sited on two beautifully landscaped acres," reads the review on Zillow.com. "The heart of this home is a spectacular kitchen/great room featuring cathedral ceilings, custom built-ins and a massive stone fireplace. An adjacent casual dining alcove leads to a spacious screened porch perfect for grilling and al fresco dining."
