The Oasis applicant hopes to open new restaurant and recreation space at Ustick building

After The Oasis, a large nightclub planned for 3085 E. Ustick Rd., received multiple “no’s” from the Meridian City Council, applicant Brian Tsai is now applying to use the space for a new idea. 

The Dalton Royal would be a restaurant and bar with an indoor gaming and recreation space.

“The location will operate as a family-friendly restaurant, featuring a fully equipped commercial kitchen and bar, featuring local craft beers, ciders, wine service, and cocktails,” the application letter submitted by Brian Tsai said. “The space will serve both as a location for a dining experience and a gathering space for coworkers and friends.”

The venue would feature an arcade area, a comedy act stage, and billiards. The application letter said that this area of the facility would be “partitioned from view” until later at night to limit capacity. The potential for a large capacity was one of the major reasons neighbors objected to The Oasis.

“Having no dance floor or other SRO (standing room only) rated areas during normal operations, the anticipated capacity as estimated by our architectural team should be in the 200‐300 range,” the application letter said.

The application letter notes the building is around 7,101 total square feet. The letter adds that the square footage plus capacity puts the provided parking way over the City of Meridian’s requirement.

“And no additional auxiliary spaces or mezzanines, the project will require 28 parking spaces as required per code,” the application letter said. “An excess of 138 spaces will be provided, with more becoming available in the future as plans are revised. As currently configured, the site will provide 492% of the parking as required by code. 

With Tsai’s application for The Oasis, shared parking became a problem with neighboring building tenets not wanting to sign an agreement. This time Tsai said in his letter this won’t be a problem as surrounding tenants would be closed or nearing closure during The Dalton Royal peak hours.

“At the time of this letter, all but one of the proposed tenants are known, confirming previous hypothesis that the tenants sharing the parking spaces will be closed or nearing their closing hours at the time of our project’s peak hours,” the application letter said. “At this time, Jamba Juice and Wienerschnitzel are known to have limited traffic in the evening to late evening hours, Dutch Bros operates as a drive-thru-only model, and the urgent care facility will be closed or nearing close of business as our facility opens. Therefore, there would be no potential conflict for use of shared parking spaces.”
