Fast And Fabulous: Sales of HALL Arts Residences Reach New Heights

WE RETURNED TO THE THEATER! On Friday, a friend invited us to MOMIX at the Winspear Opera House, and it was amazing. Turns out Momix artistic director Moses Pendleton is a Dartmouth alum who hailed from a Vermont dairy farm, went to Dartmouth to pursue Olympic skiing, but broke his leg his second year, wiping out his future as an Olympian.

During his senior year, he took a dance class and co-founded the ground-breaking Pilobolus Dance Theater in 1971. Pilobolus began touring immediately and the group shot to fame in the 1970s, performing on Broadway. In 1980, he formed MOMIX, his own company. He has also worked extensively in film, TV, opera, and as a choreographer for ballet companies and special events around the world, including the opening ceremonies in the 2014 Sochi Olympics. I digress (for culture!) but my point is that we left the theater exhilarated and what was immediately across the street?

None other than our future home from whence we could simply sashay over to the Winspear by foot: HALL Arts Residences. The experience really brought the convenience of HALL Arts Residences’ incredible location to reality. There is no other luxury high-rise located in the midst of Dallas’ glittering Arts District, which continues to draw the highest level of talents.

This is why the Dallas-Fort Worth condominium market is booming.

According to Dallas-based CBRE, a real estate services and investment firm, multifamily sales in the Dallas-Fort Worth market were 74.8 percent higher in the first half of 2021 than the prior year. Bespoke high-rise projects, like HALL Arts Residences — with its prime location, commitment to quality, and luxury amenities — are attracting residents from both in-state and out-of-state.

Due to the high demand in the luxury condominium market, homes at HALL Arts Residences are selling out quickly. Buyers are attracted to the 28-story tower that provides an exclusive opportunity to be surrounded by world-renowned, Pritzker Prize-winning art venues and architecture, and to enjoy a luxurious lifestyle that can only be found in the center of the Dallas Arts District.

Driving the momentum for sales are expert high-rise agents Cindi Caudle and Kyle Richards, who exclusively represent the tower for Briggs Freeman Sotheby’s International Realty.

“We’ve seen a dramatic increase in our tour traffic and contracts in 2021, since our opening late last year,” says Richards, a global real estate advisor and member of the brokerage’s performance-based Leaders Circle. “With four floor plans already sold out, there is limited inventory in this one-of-a-kind building. Buyers are recognizing that and are moving quickly to avoid missing their opportunity. Since there are never more than four homes of any given floor plan in the building, we expect this trend to continue.”

Case in point: In just two short months, Caudle and Richards have sold three more homes.

With an exclusive collection of only 48 homes, most floors feature just two homes, with the average residence size at approximately 3,800 square feet. To accommodate the growing needs of prospective buyers — many of whom are relocating from New York, California, and Illinois — the tower is building out an additional four floors, once reserved as shell space for fully custom builds.

CBRE also reports an increase in out-of-state buyers, as thousands relocated to the Dallas-Fort Worth area in 2020 for its favorable tax environment, affordability, healthy economy, and growing ability for residents to work from anywhere.

“A number of our buyers are wanting a completely turnkey home,” says Caudle, a global real estate advisor. “Because of this demand, we are building out an additional eight homes that will be move-in ready by spring 2022. The additional homes will offer unique floor plans, adding a greater variety to our mix with different finish-outs than the rest of the building.”

For those desiring the ultimate customization in their home, there is now a more limited amount of shell space available.

“By proceeding with the build-out of the four floors of former shell space, we have consequently created real scarcity in the remaining shell options,” Richards says. “There are four floors of shell space now, and only two of those can be divided into smaller floor plans than our full-floor options. We are already seeing interest increase as a result.”

The remaining premium shell space features a rare, raised-floor system that creates an 18-inch open space between the floor of each residence — for the ultimate in quietness and flexibility for future spatial and technology-driven renovations.

Says Caudle: “Our clients look to HALL Arts Residences for its thoughtful design and its intimate boutique lifestyle that offers privacy and security. Location is everything — and our residents know that the surrounding arts venues make for thrilling neighbors and are a real destination for all. Living here, you’re surrounded by culture every day.”

After Friday’s performance, we met Cynthia Quinn, MOMIX Associate Director and Pendleton’s longtime life and business partner. She shared some insights on the amazing show, including sources of inspiration. Known for performances of astounding inventiveness, MOMIX creates surreal and fantastic worlds with light, shadow, props, and Herculean human body movement quite gracefully.

This weekend’s performance was Alice: the dancer-illusionists of MOMIX took audiences down the rabbit hole into Lewis Carroll’s beguiling tale with magic and whimsy — the White Rabbit, the Mad Hatter, the implacable Queen of Hearts. It was a magical wonderland that grew “curiouser and curiouser.” Sometimes hunting for the perfect home can take you down the real estate rabbit hole! HALL Arts Residences is a home that lives up to its name — ARTS RESIDENCES. You truly live with art, whether it’s on the walls of the lobby, the hallways, even the elevators, or your own private residence.

But only HALL Arts Residences can offer the world of art a few steps away, so you can stimulate your brain and exhilarate your senses simply by walking across the street.
