Keuka Lake had the most expensive lake homes on the market in the greater Rochester region — as well as the most million-dollar lake homes — according to the 2021 Fall Lake Real Estate Market Report.
The average price of 107 homes that were listed on Keuka Lake was $853,069, the fourth-highest average in New York based on data compiled from 131 multiple listing services by national real estate brokerage Lake Homes Realty.
Canandaigua Lake had the second-most expensive lake property in the area at $613,638 for 122 listings.
There were 14 homes priced above $1 million on Keuka Lake, with nine on Canandaigua Lake and eight on Seneca Lake. Lake George in the Adirondacks had the most $1 million-plus lake homes on the market in New York with 33, followed by Skaneateles Lake near Syracuse (22), where average listing price topped $2 million ($2,139,617).
When it came to most affordable lake front property around Rochester, homes on Honeoye Lake were least expense with an average listing price of $277,525, followed by Lake Ontario ($378,312) and Conesus Lake ($389,415).
The most expensive acreage was found on Canandaigua Lake ($111,051 per acre), followed by Lake Ontario ($106,444).
Just as with the traditional real estate market, inventory drove prices up for lake property.
“The already limited pre-COVID inventory of appropriately priced lake homes for sale drastically shrank during the past 18 months,” Glenn S. Phillips, CEO of Lake Homes Realty, said in a news release. “At some lakes, the inventory of lake homes for sale is at all-time lows. The sellers’ retreat was driven by health and economic concerns and the remote work/school lifestyle available at most lakes.”
