Office furniture company signs lease for Irving industrial project

Total Office Solutions consolidated its locations into a single 329,358-square-foot headquarters and will be the building's sole occupant.

A commercial moving and office furniture sales company has signed a 10-year lease at the Stadium Logistics Center in Irving, consolidating its multiple locations in North Texas into a single headquarters. 

Total Office Solutions signed a 329,358-square-foot lease for the center prior to the completion of the building. The company will be the sole occupant at 2201 Chemsearch Blvd. next to the former Texas Stadium, along Highway 183 and immediately west of the I-35 Stemmons Freeway. 

According to CT Realty, the developmental costs of the project will exceed $30 million. Prior reporting by the Dallas Business Journal from last year indicated the project would cost about $40 million.

According to a news release, Stadium Logistics Center sits on a 18.46-acre infill site, which CT Realty purchased in September last year from NCH Corporation. The property is near numerous retail and dining options and is within 10 miles of Dallas Fort Worth International Airport, Love Field and downtown Dallas.

"CT has made a significant investment in the greater DFW market to deliver modernized industrial space that meets the increasingly sophisticated needs of companies reliant on functional building designs," said James Watson, managing partner at CT Realty, in a prepared statement. "We're thrilled to be delivering our latest project in the DFW Metroplex to a strong, local Dallas company with such a long and successful track record in the region."

According to a separate news release, the industrial development, delivered in September this year, includes 102 trailer stalls and approximately 300 parking spaces. The building has 36-foot clearance and a front park/rear load configuration. 

Craig Jones and Randy Touchstone at JLL represented CT in the transaction, while the tenant was represented by Robert Deptula and Collin Rock at Transwestern.
