Upstate Niagara closes on deal for former E&E headquarters in Lancaster

Upstate Niagara Cooperative paid $4.75 million for the property.

Upstate Niagara Cooperative Inc. has officially closed on the deal to purchase the former Ecology & Environment Inc. headquarters in Lancaster.

The deal: Upstate, through its UNC Real Estate VI LLC affiliate, paid $4.75 million for the 60,000-square-foot facility at 368 Pleasant View Drive. Upstate bought building and the 119 acres around the property from WSP USA Inc., according to documents filed in the Erie County Clerk’s office.

E&E moved its offices and 150 workers into WSP Global Inc.’s leased space in Buffalo’s Waterfront Village Building. WSP Global is now searching for 40,000 square feet in the city’s central business district.

What’s next: Upstate has retained Clarke Thrasher from Hunt Commercial Real Estate to market its former headquarters on Anderson Road in Cheektowaga. Thrasher brokered the Upstate/E&E deal.

In other real estate news:

• Gateway Manor Center LLC, according to county clerk’s records, paid $825,000 for a multi-tenant, 24,374-square-foot building at 363 Delaware St. in the City of Tonawanda. Gateway Manor Center is listed in county records as a Kenmore-based investment group. The building, constructed in 1973, had been owned by 363 Delaware Street LLC, another Tonawanda-based investment group.

• The property housing a Rite-Aid pharmacy at 798 Harlem Road, West Seneca, has been sold by one California-based investment group to another. County records show that Lee Center IV LLC of Indian Wells, California paid $4.05 million for a 14,716-square-foot Rite Aid, buying it from La Jolla-based Pontus RAD Portfolio LLC. The building was constructed in 1973.
