While Los Angeles bleeds residents and businesses, an unlikely California city is rolling out the welcome mat. Fresno, once a national punch-line thanks to Louis Theroux’s BBC documentary “The City Addicted to Crystal Meth,” is now the best place in the Golden State to start a business, a new study found, with cheap land, fast-tracked building rules and a $9 billion farm economy luring companies and coastal refugees alike.

Fresno is littered with empty pharmacy buildings. Some have new tenants with plans
Drive anywhere around the Fresno area and you’ll eventually see an empty chain pharmacy. It’s been a year since Rite Aid filed for bankrtuptcy and closed more than 2,000 stores — 17 of them in the San Joaquin Valley. And at least seven locations of CVS and Walgreens have closed in Fresno alone. So what’s happening with those stores? Some have new renters that haven’t moved in yet. Keep reading to find out who — including a new business that wants to move into the Rite Aid on the edge of the Tower District. Some are in the final stages of negotiating with renters or new buyers. And some are still sitting empty. These buildings are challenging to fill. Despite being in prime locations on busy corners, they are an odd size and shape, said Russ Moroz, managing director of investments for commercial real estate investment brokerage Marcus & Millichap , which does business in Fresno. They’re too big for fast food or other restaurants. Too small for regular grocery stores or big retail chains. Too short for the growing trend of kids indoor play centers , and usually lack the loading dock needed for showrooms selling kitchen tile or

Councilmember and city give different answers. How vendors get spots in Tower District
At a community meeting to address residents’ concerns about the Tower District, councilmember Miguel Arias said vendors already doing business in the area would have a priority when it comes to setting up in a newly designated vendor zone. However, the city says otherwise, and the situation sowed confusion among vendors trying to adjust to the changes. Crystal Sandoval — owner of Casa del Sazón, a food truck specializing in Mexican food — attended the meeting at the Tower Theatre on Wednesday to ask about who gets dibs on setting up at the new “vendor market zone” at Olive and Van Ness avenues. Sandoval said her business began selling food in the Tower District three years ago, though she told The Bee that, despite being permitted, she eventually relocated outside of Tower due to conflicts with code enforcement officers and growing fines. After asking how the new zone would work — such as whether it would be seniority-based or if there would be an application process — Arias took the microphone from Mayor Jerry Dyer and addressed Sandoval. “We’re going to give priority to the vendors who have been here as long as they have the permits,” Arias said to

If you live around Maple and Behymer, the new shops, restaurants and gas stations going up in your neighborhood share a common thread: Jay Virk. The president and CEO of Bottom Line Group is behind the retail center reshaping the northeast Fresno-Clovis corridor, plus a long-running family connection to a Clovis pizzeria. Here’s a rundown of what’s planned and when you can expect to grab a burrito, a coffee or an EV charge. The updates The center at Maple and Behymer started construction in June, and the details of what to expect in that space are getting clearer. The center is also getting a Haraz , a quickly-expanding Yemeni coffee chain that’s got locations in more than a dozen states and is sure to complement the existing local Yemeni coffee scene . A new-to-California coffee chain is building on this busy corner in Clovis
What’s behind the construction the barricades near McDonald’s at Clovis and Shaw avenues? Construction vehicles are digging up dirt for the next new chain coffee drive-thru. It’s not a Dutch Bros, not a Starbucks, but a 7 Brew Drive Thru Coffee . It’s a drive-thru-only coffee spot at the southwest corner, built in an empty parking lot between McDonald’s and El Pollo Loco. Its Clovis location will be one of the first in California. The Arkansas-based company has been exploding with new locations across the Southwest, particularly in Texas and Arizona. It has more than 900 locations in 38 states. The Clovis location will be 910 square feet with a double drive-thru lane that can hold up to 13 cars, according to a permit approved by the Clovis Planning Commission. Employees walk out to cars to take orders and deliver drinks to keep the line moving. It will have outdoor seating, but no indoor seating. If the construction process is anything like the location in the works for Visalia , a small prefabricated building will be lifted into place by a crane . So what is 7 Brew? The company has a concept similar to Dutch Bros business model. It

Fresno 93727: A Softer Seller’s Edge and a Shift in the Price Tiers
The last time we looked closely at Fresno 93727, the lowest-priced quarter of the market had the shortest listing time. This time, the middle tiers stand out. That change is a good reminder of why I like revisiting our ZIP codes rather than letting an old market headline do all the talking.
