North Texas housing market still 'hot'

There has been some cooling in the housing market in North Texas. But according to the 2023 Housing Heat Index from Bankrate, the market is still good for sellers.

"When we look at the 50 largest metro areas, Dallas ranks 4th overall," says Bankrate senior mortgage analyst Jeff Ostrowski. "DFW had some high rankings especially in job growth and population growth."

North Texas only ranked behind Charlotte, Nashville and Tampa when it came to the largest metro areas in the country.

Bankrate ranked 212 total metro areas. Dallas-Fort Worth came in 11th when you look at every metro area regardless of size.

And there was a distinct trend, with the top 10 all occupied by metros in the Southeast.

"The momentum in the housing market has shifted to the Sun Belt, and especially to Georgia, the Carolinas and Florida," Ostrowski says. "While many parts of the U.S. are experiencing price declines, home values have held steady in the Southeast. This region's comparatively affordable prices are attractive to buyers moving in from more expensive parts of the country – but the still-strong values create challenges for first-time buyers."
