New Party at the A

It's a little slice of throwback Manhattan Beach, right on the edge of downtown. Time to start some new history. You'll recall from last month when we went on a bit of a flight of fancy about the home. (See "Selling History at the A-Frame.") The 1960s house (3br/3ba, 1675...

Manhattan Beach New Listings (5/7-5/8/22)

Literally, nowhere. But really, day-to-day... nowhere. It's hard to say why anyone would sign up for the job, which can be exhausting and thankless. Maybe, just maybe, once in a while, you're going to get a little reflection of love back, and see some of the reasons that keep moms going. You'll see a kid smile, learn to swim, read a book to themselves, block a goal attempt, overpower batters, be a kind mentor, go on a first date, go to college, zipline, bring friends home to meet you, really sit down and talk... OK, maybe it isn't always thankless.

There Go the New Condos

It was only last week that we were trying to explain to you that there's this slice of Manhattan Beach way over east of Aviation Blvd. Ordinarily, you think of Aviation as the border between MB and North Redondo, but that's just not quite true. You might know about the...

Strand Buyers Have Plenty of Options

Oh we know you have heard it 100 times already, but limited inventory is the bane of the 2022 market. Except for The Strand. See, that's where buyers have it made. If you're looking on The Strand - and who isn't? - you have options and, it would appear, you have time on your side.

Manhattan Beach Market Update for 4/15/22

If the Spring market has seemed tough so far (it has), is it any consolation to hear that it's only the third-worst of the past 10 years?. We're going by only one measure here: The number of new escrows in a specific period, the first full six weeks of the typical Spring market.

Manhattan Beach New Listings (4/16-4/17/22)

Easter, Passover, Dodgers' home opener... and new inventory. So much to celebrate this week!. One thing to be conscious of, though, if you're in the market and need to visit public opens, Saturday's the day. None of the new listings this week have Sunday opens, and only a couple of other listings will invite the public on Sunday.

Land in East Manhattan Beach Getting Pricier

Jumps in land values are a part of the overall story of rising home prices in Manhattan Beach. Here's our rundown on some land-value trends in East Manhattan's Mira Costa district. Let's start with one of the early-2022 eye-openers, 1460 11th. (Framed in yellow in this image from the listing.)

Manhattan Beach New Listings (4/9-4/10/22)

The old rule was that people don't list homes during Spring Break, but we don't need to be giving people excuses NOT to list. (C'mon already!) Next they're going to say, oh, Easter, we should just wait... Below we feature 8 new listings, most of which are open this weekend...

Selling History at the A-Frame

When people first settled in Manhattan Beach early in the last century, blowing sands were a problem. Sand blew onto the boardwalk, disrupted the "Red Car" trains by covering up the tracks, and piled up in and around houses, including stacking up on the roofs. If you had a holiday...

Rates Rising for Spring, Uh-oh - Manhattan Beach Market Update for 3/31/22

What has seemed like an encouraging Spring market now faces two different, conflicting challenges. The first is extremely familiar to those tracking the market: Low inventory. As of the end of March, we were at 29% of the inventory of the last "regular" year, 2019, for this exact time of year, and just 40% of the inventory at the end of March for 2020 and 2021. (See more data, and links, at the end of this post.)

When $200K Over Seems Reasonable

It's a 1990 build, upgraded from that point, and profiles as a typical suburban family home: 4br/3ba, 3200 sqft. It's a bit unusual for the Liberty Village district east of Redondo, where in many cases the original postwar cottages are visible under years of facelifts and additions. This was a flat-out new build at the time.
