If the Spring market has seemed tough so far (it has), is it any consolation to hear that it's only the third-worst of the past 10 years?. We're going by only one measure here: The number of new escrows in a specific period, the first full six weeks of the typical Spring market.

Easter, Passover, Dodgers' home opener... and new inventory. So much to celebrate this week!. One thing to be conscious of, though, if you're in the market and need to visit public opens, Saturday's the day. None of the new listings this week have Sunday opens, and only a couple of other listings will invite the public on Sunday.

What has seemed like an encouraging Spring market now faces two different, conflicting challenges. The first is extremely familiar to those tracking the market: Low inventory. As of the end of March, we were at 29% of the inventory of the last "regular" year, 2019, for this exact time of year, and just 40% of the inventory at the end of March for 2020 and 2021. Inventory trickles out, sticks around a bit, gets replaced. Of the last 9 publicly listed properties to go into escrow in the past week, 6 had a contract within 10 days. (One more was only 13 days.) Out of Saturday's inventory of 35 listings, 22 had 31 or fewer days...

The city of Manhattan Beach has reached agreement with the state of California to begin allowing housing in the trees, and other elevated platforms around the city.

It's a 1990 build, upgraded from that point, and profiles as a typical suburban family home: 4br/3ba, 3200 sqft. It's a bit unusual for the Liberty Village district east of Redondo, where in many cases the original postwar cottages are visible under years of facelifts and additions. This was a flat-out new build at the time.
