    Massive housing subdivision planned for vacant land in Ahwatukee

    If you drive along Loop 202 in Ahwatukee, you'll notice a huge gap between the massive housing subdivisions. It's the area's last major chunk of undeveloped land, and it is slated to be the site of more than a thousand new homes.

    The big picture: Reserve 100, a subsidiary of Blandford Homes, plans to build around 1,050 single-family homes, 150 semi-detached units and 329 multifamily units on 373 acres of former state trust land, according to documentation from the City of Phoenix.


    • The housing will be on the north side of Loop 202, between 19th and 27th avenues.

    Why it matters: The Valley suffers from a severe housing shortage , which creates a limited supply and drives up prices for what's available.

    What's next: The Ahwatukee Foothills News reported in March that the Upper Canyon project — previously dubbed Canyon Reserve — is expected to begin construction in late 2025 or early 2026.

    • Three homebuilders will be involved, which will provide more variety in the floorplans, and the houses are expected to cost $600,000 to $900,000.
    • It will be the largest housing project in Ahwatukee this century.

    State Land Trust. The state are suppose to preserve these land parcels but end up selling to the highest bidder that usually have pork within them.
