The home in question is located at 165 Solano Prado, a prime spot with gorgeous waterfront views. The lucky buyers are connected to Stephen Nussdorf, the bigwig behind fragrance maker Parlux Holdings. Along with a local custom homebuilder, Nussdorf’s team just snagged this 5,870-square-foot gem.

The sellers, Sondra Seiderman’s Revocable Trust, had this property on the market. Sondra, who bought the house back in 1983 for $845,000, passed away in 2022. Her trust, managed by Roni Seiderman and Linda Nicole Mair, decided it was time to sell.

The buyer, 165 Solano LLC, secured a hefty mortgage of $11.51 million from City National Bank of Florida. Among the guarantors for this mortgage are Stephen Nussdorf, his wife Alicia Nussdorf, and Alex Pirez from Mocca Group/Mocca Realty, along with his wife Carolina Garcia-Pirez.

Judy Zeder from Coldwell Banker Realty’s Jills Zeder Group handled the sale for the sellers. On the flip side, Alex Pirez was the representative for the buyers. Excitingly, Mocca Group has plans to build a custom mansion on this impressive lot, which spans over 31,000 square feet.

Stephen Nussdorf isn’t just known for his fragrance empire; he’s also part of a billionaire family. Forbes once estimated the Nussdorf family’s net worth at $1.6 billion. Stephen has been involved with Parlux since 1972 and has served as executive chairman since 2011. His wife, Alicia, is no slouch either—she’s the CEO and founder of Completely Bare, a well-known name in hair removal products.
